Let us take care of your letting

Letting a property is a very complicated business – as well as the drawing up of tenancy agreements and inventories, obtaining references on tenants and collecting deposits, there is a minefield of legislation to contend with; legislation which if not complied with can, at worse, result in criminal prosecution.

In addition to ensuring the best possible rental value is achieved for your property, May and Co will lead you through the legislative maze and oversee all other procedures involved in letting a property. These will include the interviewing and vetting of prospective tenants as well as drawing up of all the necessary agreements and documentation.

Once a tenant is in place, you have the peace of mind that help is always at hand should any problems occur during the tenancy.

Our staff ensure that letting a property is as trouble free and profitable as possible for the landlord. We’re the experts – let us do the hard work for you!

A tailored approach for successful property letting

Our diverse client base includes professional landlords, absent homeowners, buy to let investors, overseas residents and individuals who have acquired or inherited property that they do not wish to sell. As their circumstances differ, so does the level of service they require from a letting agent. This is why we discuss in great detail with new landlords their exact requirements before putting together a management package tailored specifically for them.

Experience has shown this approach to be far more effective than the standard “off the shelf” services offered by the majority of our competitors.

Whatever their circumstances, all May & Co landlords enjoy many benefits from being in partnership with the most experienced property management firm in West London:

  • Professionally qualified team with a wealth of experience in all aspects of letting.
  • Competitive management fees.
  •  Security and peace of mind through dealing with a member of both the NAEA &   NALS.
  • Wide promotion of properties to let through local press, the Internet, relocation companies and personnel departments of local employers.
  • Direct crediting accounting procedures means that landlords receive their rents on time.
  •  A wide range of additional professional services available.
  •  Regular communication through our newsletters.

F.A.Q’S

Q: Is it better to rent my property furnished or unfurnished? A: This will depend on the type of property, its location and the prevailing market conditions. Demand can fluctuate over a comparatively short period of time so our Lettings Manager will advise once the property has been viewed.

Q: What rent can I expect? A: Naturally this will depend on the type of property and its location, but the highest rents are generally achieved for good quality modern properties with rents tending to reduce the further you move away from a tube station. Advice on rental value can only be given once the property has been inspected.

Q: What is the minimum letting period? A: There is no minimum period but the majority of tenancies are drawn up initially for a year with a six month break clause then reviewed thereafter.

Q: Do you offer rental guarantees? A: Yes. There are a number of alternatives available but generally speaking rental guarantees can be arranged to suit most landlord situations.

Q: What are your management charges? A: All our management services are tailored to the individual landlord’s requirements with extremely competitive rates for professional investors. One of the features of our service is that the fee quoted is an all in charge with no hidden extras. Our Letting Manager will be happy to provide full details.
